Sussex County Tax Parcel ID # 532-20.14-127.00: Situated in the town of Delmar, this parcel of land measures approximately 61’ x 153’ x 75’, and contains .2143 acres +/- of land. The lot is improved with a two story single family dwelling in need of renovation. The spacious home contains 2,750 sq/ft +/-, with four bedrooms, one bath, kitchen, dining room, living room, and parlor. There is an open wrap around porch, storage area, and attic storage space. Terms: $10,000 deposit on day of sale with cash or certified funds payable to Morris James, LLC, the balance to be paid within 21 days following the auction date, with cash or certified funds payable to Morris James, LLC. Prospective bidders must present the initial deposit in cash or certified funds at the time of registration. Trustee shall prepare and deliver the deed. Purchaser and Seller shall split the Delaware 2 1/2% State Realty Transfer Tax and the 1 1/2% Sussex County Realty Transfer Tax. Purchaser shall pay any and all other closing costs, property transfer tax and fees. If the above terms are not complied with, the down payment shall be forfeited.
