Parcel # 1: Sussex County District-Map-Parcel #2-30 26.00 6.01: This parcel contains .85 acres+/- of land.  It is improved with a Cape Cod style home containing four bedrooms, 2 ½ baths, Kitchen, Living Room, Dining Room, full basement and open front porch.  The house has oil fired heat, 200 amp electric service, aluminum siding, asphalt shingle roof and a private well and septic system.  There is access by a gravel drive leading from DE-16 to an 18' x 22' detached garage.  This attractive property with mature trees is surrounded by white vinyl fencing.

Parcel # 2: Purchaser shall pay $50,000 down payment day of sale with cash or certified check made payable to Wilson's Auction Sales, the balance to be paid within 60 days.

Both Parcels: Purchaser to pay all cost of examination, preparing and transferring deed. Purchaser shall pay the Delaware 1 1/2% State Realty Transfer Tax and the 1 1/2% Sussex County Realty Transfer Tax. Purchaser shall pay any and all other property tax, transfer tax and fees. If the above terms are not complied with, the down payment shall be forfeited. Seller reserves the right to accept or reject any and all bids, but it is their intent to sell the property.
