Location:  Fronting on Woodland Beach Road (SR-6), Big Oak Road & Severson Neck Road in Smyrna, Delaware.  Traveling on US-13 in Smyrna, Delaware, turn East at the light onto SR-6 (East Commerce Street).  Proceed for 3.3 miles (becomes Woodland Beach Road) to farm on the right.  Auction will take place at the machinery building located on the corner of Woodland Beach Road & Big Oak Road.    Signs will be posted.

Kent County Tax Parcel # DC-00-011.00-01-22.00-000:  Located on the south side of SR-6 (Woodland Beach Road) in Smyrna, Delaware, this farm consists of 96.472 acres +/-.  It is improved with a 40’ x 100’ enclosed metal machinery building with overhead & sliding doors to accommodate large machinery, electrical service, cement floor, and exterior cement pad.  There is a small patch of pine trees and a pond on the parcel useful for hunting, the remaining lands being tillable.  This nutrient-rich farm is well drained and supports excellent yields for small grains, such as corn, soybeans and wheat. Situated just minutes west of the Bombay Hook National Wildlife Refuge, and the Woodland Beach Wildlife Area, the farm enjoys what is arguably among the best waterfowl hunting in the state. The farm was appropriately named “The Flyway”, since migratory birds such as Canadian geese, snow geese, and ducks fly to, over, and around the property as they travel daily from the refuge areas to feed. The land is in the State of Delaware Farmland Preservation Program, and the development rights have been sold to the State, allowing for very low property taxes, and no state or county transfer tax on the land purchase.
