All that certain tract, piece or parcel of land, situate, lying and being in Cedar Creek Hundred, Sussex County, Delaware, described more particularly as follows, to wit:

Beginning at a point on the easterly right of way line of State Road #14, a corner for these lands and lands of J.H. Isaacs, said point lying southerly, along said right of way, a distance of 1240 feet from the center line of Road #38 and running thence (1) South 89 degrees 45 minutes East, a distance of 7000.27 feet, along lands of J.H. Isaacs, to a point for a corner of these lands and other lands of d. Isaacs; thence (2) South 00 degrees 15 minutes West, a distance of 388.71 feet, along lands of D. Isaacs, to a point for a corner, said point being 20 feet above the high water line of Waples Pond; thence (3) a line following the meanderings and lying 20 feet above the high water line of Waples Pond, measured by the following courses and distances; North 80 degrees 03 minutes 10 seconds West 85 feet, South 44 degrees 13 minutes 40 seconds West 81.74 feet, north 87 degrees 58 minutes 30 seconds West 7.01 feet and South 79 degrees 54 minutes 10 seconds West 271.18 feet, to a point on the right of way of road #14, aforesaid, for a corner; thence 94) North 24 degrees 00 minutes West, a distance of 525.94 feet, along said right of way, to the place of beginning, containing 6.001 acres of land, to be the same, more or less, together with all improvements thereon.
