BEGINNING at an iron pipe found lying in the westerly right of way line of North Walnut Street, marking a corner for this lot and lands now or formerly of Damian J. Demnicki; thence turning and running by and with the lands now or formerly of Damian J. Demnicki, North 83 degrees 00 minutes 04 seconds West 515.00 feet to an iron pipe found, marking a corner for this lot and lands now or formerly of Milford School District, North 22 degrees 29 minutes 56 seconds East 152.05 feet to a concrete monument found, marking a corner for this lot and lands now or formerly of State of Delaware; thence turning and running by and with the lands now or formerly of State of Delaware, South 79 degrees 29 minutes 53 seconds East 474.97 feet to an iron bar set in the westerly right of way line of North Walnut Street; thence turning and running by and with the westerly right of way line of North Walnut Street, South 06 degrees 51 minutes 29 seconds West 117.50 feet to an iron pipe found, being the point and place of beginning, said to contain 1.505 acres of land, more or less, together with any and all improvements located thereon.

BEING the same land conveyed to William Jenkins and Mary Ellis Jenkins, by Deed dated June 30, 1998 and recorded in the Office of the Recorder of Deeds, Georgetown, Delaware, in Deed Book F, Volume 45, Page 215.
