ALL that certain lot, piece or parcel of land with the improvements thereon erected, situated near Farmington, Mispillion Hundred, Kent County and State of Delaware, lying on the south side of County Road #62, which leads from U.S. Rte. #13 to County Road #309, being bounded on the north by County Road #62 (at 60.00 feet wide), on the east by lands now or late of Paul E. Messick, on the south and southwest by lands of Emil & Ruth L. Gallo and on the west by lands now or late of William A. Perdue, and being more particularly described in accordance with a recent survey by Richard L. Vetter, Professional Land Surveyor dated January 5, 1986, as follows to wit:

BEGINNING at a rebar set in the south line of County Road #62 at a corner for this parcel and for lands now or late of Paul E. Messick, said point of beginning being 0.70 miles (plus or minus) from the south bound lane of U.S. Rte. #13, thence running from said point of beginning with lands now or late of Paul E. Messick and in part with the centerline of a ditch, South 09 deg. 15 min. 03 sec. East 1624.64 feet to a rebar set in the line of land now or late of Emil & Ruth L. Gallo; thence running with lands now or late of said Gallo the following (2) courses and distances; (1) North 83 deg. 21 min. 22 sec. West 421.00 feet to a metal fence post; (2) in part with the centerline of a ditch, North 41 deg. 42 min. 03 sec. West 1080.00 feet to a point in the centerline of said ditch at a corner for this parcel and for lands now or late of William A. Perdue; thence running with lands now or late of said Perdue, North 09 deg. 17 min. 27 sec. West 573.86 feet to a rebar set in the south line of County Road #62, passing over a rebar set at 18.26 feet from the centerline of said ditch; thence running with the south line of County Road #62, on the arc of a circle, curving to the right, having a radius of 1413.48 feet, an arc distance of 342.57 feet to the point of tangency; thence continuing with the south line of County Road #62, North 81 deg. 45 min. East 645.00 feet to the point and place of beginning, containing 28.646 acres of land be the same more or less.
