ALL that certain lot, piece and parcel of land situate, lying and being in Seaford, Seaford Hundred, Sussex County, Delaware, and lying on the Easterly side of Delaware Road No. 30 being more particularly described as follows to wit:

BEGINNING at a concrete monument located in Easterly right-of-way line of Delaware Road No. 30 and being the Northwesterly corner of Lot No. 5 section "A", thence by and with Delaware Road No. 30, North 10 degrees 20 minutes East 200 feet to a concrete monument, thence turning and running South 79 degrees 40 minutes East 200 feet to a concrete monument, thence turning and running South 10 degrees 20 minutes West 200 feet to a concrete monument a corner for this lot and the Northeasterly corner of Lot No. 5, Section "A", thence by and with the line of Lot No. 5, Section "A", North 79 degrees 40 minutes West 200 feet to a concrete monument in the Easterly right-of-way line of Delaware Road No. 30 the point and place of beginning, be the contents thereof what they may, and being known and designated as Lot No. 6, Section "A", as shown on a plot of lands of John A. Moore, Jr. and Benny P. Young, said plot not yet filed for record.

BEING the same lands conveyed to Henry Alvin Steele and Mazie E. Steele, husband and wife, by deed of John A. Moor and Helen M. Moore, his wife, and Benny P. Young and Barbara Young, his wife, dated November 25, 1967, and recorded in the Office of Recorder of Deeds in and for Sussex County, at Georgetown, in Deed Book 626, page 179.  The said Mazie E. Steele died on or about March 4, 1975, leaving Henry Alvin Steele as her surviving tenant by the entirety.

EXCEPTING AND RESERVING any and all possible out conveyances from November 25, 1967 forward.

Pursuant to 2 Del Code Sec 135 the Grantor hereunder does hereby acknowledge that the parcel or parcels conveyed hereunder, or a portion of same, maybe subject to a tax ditch right of way and or assessment, or a tax lagoon right of way and or assessment pursuant to an order of the Superior Court of the State of Delaware in and for Sussex County dated January 4, 2007, and recorded in the Office of the Recorder of Deeds in and for Sussex County in Book 3547, Page 1.
